The Tourism Infrastructure and Enterprise Zone Authority (TIEZA) partnered with PRIME Philippines to conduct a series of comprehensive property studies across three distinct provincial sites. The engagement was designed to guide TIEZA in identifying which properties carried the strongest potential for development, ensuring that future investments would align with both market demand and long-term national tourism objectives.
The scope of the assignment covered technical due diligence, property valuation, and highest-and-best-use analysis for each site. PRIME Philippines evaluated the physical attributes, legal and regulatory considerations, and market competitiveness of the properties, while also benchmarking them against comparable developments in the region. This rigorous process provided TIEZA with objective insights into each property’s strengths, challenges, and optimal development directions.
To support investment decision-making, PRIME Philippines created a development index that synthesized all findings into a clear ranking of the sites’ viability. The index highlighted the most property ready for immediate development, allowing TIEZA to prioritize resources effectively and accelerate project planning. Through this study, PRIME Philippines delivered a data-driven framework that reinforced TIEZA’s mission of enhancing tourism infrastructure and promoting sustainable regional growth.
